I graduated from Florida International University (FIU) with both a Bachelor’s and Master’s degree in Accounting approximately 21 years ago. I began my professional career at two of the Big Four accounting firms, where I worked in auditing and developed a strong foundation in financial reporting, internal controls, compliance, and financial analysis.
Approximately 15 years ago, I transitioned into forensic accounting and investigative services, focusing on financial irregularities, suspected fraud, misappropriation, internal-control weaknesses, and financial losses. Through this work, I participated in numerous investigations involving Condominium and Homeowners Associations (HOAs), including matters concerning the actions of Board members, Property Managers, vendors, and other parties entrusted with Association funds.
That experience gave me a unique perspective on the community association management industry. I repeatedly encountered communities struggling with inadequate financial reporting, weak internal controls, improper budgeting, underfunded reserves, poorly planned special assessments, deferred maintenance, and insufficient long-term financial planning.
I recognized an opportunity to bring a different level of financial knowledge, accountability, and transparency to community association management.
Today, I combine my background in accounting, finance, auditing, forensic accounting, financial investigations, and community association management with hands-on operational experience to help communities strengthen financial controls, improve transparency, address operational weaknesses, and develop practical plans for long-term stability.
That experience is at the foundation of Lavin Property Management Inc. and our philosophy: effective community association management requires more than managing a property—it requires understanding and protecting the financial health of the Association behind it.
We are committed to building a team of qualified and experienced professionals for every community we serve. We believe that measurable results, accountability, and consistent performance are the true standards of effective community association management.
Our philosophy is centered on preventative maintenance, strategic planning, strong financial oversight, and proactive management. By identifying potential financial, operational, and maintenance challenges early, we help associations address issues before they develop into costly emergencies.
We work closely with Boards to establish priorities, plan for future projects, monitor expenses, strengthen financial controls, and coordinate preventative maintenance programs designed to protect the Association’s assets and extend the useful life of major building components.
This forward-thinking approach helps communities remain well-maintained, financially organized, and better prepared for future needs, while reducing the risk of unexpected expenses, deferred maintenance, and costly emergency repairs.
At Lavin Property Management Inc., our goal is not simply to manage the problems of today—we help communities plan for tomorrow.
Our team brings extensive experience in finance, accounting, auditing, forensic accounting, budgeting, business operations, and community association management. This combination of financial and operational expertise allows us to evaluate a community from a broader perspective than traditional property management alone.
Our approach goes beyond managing day-to-day operations. We analyze financial performance, identify potential risks and irregularities, improve budgeting and financial reporting, strengthen internal controls, and develop practical strategies designed to promote the Association’s long-term financial and operational stability.
When you hire one of our community association managers, you are not simply hiring someone to oversee the property. You are supported by the combined knowledge and resources of the Lavin Property Management team, including professionals with backgrounds in accounting, financial analysis, auditing, forensic accounting, operations, and community association management.
This integrated approach allows us to provide Boards with timely information, practical solutions, stronger financial oversight, and informed guidance to help them make better decisions for their communities.
At Lavin Property Management Inc., we believe effective property management requires more than managing a property—it requires understanding the financial health of the Association behind it.
